PAYMENT POLICY:


CONDOS: For condo reservations, (Gallows Point, Battery Hill, Lavender Hill) a $300.00 deposit per suite, charged to your credit card, or payment by check or money order mailed to the Suite St. John corporate offices, will guarantee your reservation.

The balance of your reservation including the tax/service charge and security deposit where applicable, is due in full 30 days prior to arrival. If traveling during the Christmas/New Years time period the balance including the tax/service charge is due 60 days prior to arrival. All balance due payments are by check only.

Balances paid in full by credit card are subject to a 5% surcharge.

VILLAS: For villa reservations, a $1000.00 deposit per villa, charged to your credit card, or payment by check or money order mailed to the Suite St. John corporate offices, will guarantee your reservation.

The balance of your reservation including the tax/service charge and security deposit where applicable, is due in full 60 days prior to arrival. If traveling during the Christmas/New Years time period the balance including the tax/service charge is due 90 days prior to arrival. All balance due payments are by check only.

Balances paid in full by credit card are subject to a 5% surcharge.

HOTEL TAX / SERVICE CHARGE:

Gallows Point Condos:
There is an 8% hotel tax charge added to your reservation. There is NO SERVICE CHARGE at Gallows Point. 

All Other Suite St. John Properties:
There is an 8% hotel tax charge added to your reservation.
In addition, there is a 5% service charge added to your reservation for Lavender Hill Condos, Battery Hill Condos, Gallows Point Seaview, and all Villa properties.


CANCELLATION POLICY:


All cancellations and any requests for changes to your reservation (such as date changes or changes in the number in your party) must be made IN WRITING, and faxed, emailed or mailed to us promptly.

You will receive a 100% refund on your deposit if cancellation is made in writing before the period your balance is due in full.

For Condos, this period is 30 days before your arrival (60 days before for the Christmas/New Years period).
For Villas this period is 60 days before your arrival (90 days before for the Christmas/New Years period).

If your cancellation is made later than the time periods stated above, there is a 100% penalty on your deposit amount.

HURRICANE CANCELLATIONS:

Hurricane season is June 1 - November 30. If you are traveling to St. John during this time period we highly recommend trip cancellation insurance. This insurance should cover you in the case of a natural disaster; please verify all terms and conditions with the insurance company prior to purchasing the coverage. Below you will find some travel insurance companies for your consideration. These companies are not, in any way, affiliated with Suite St. John, and Suite St. John is not liable, in any way, for any contracts between said insurance companies, and the traveling parties.

If a hurricane is threatening St. John and you have not purchased insurance, we will hold your balance on account for a future stay at the same property. If you are currently on St. John and a hurricane is threatening the island and we ask that you depart the island early, we will hold your balance on account for a future stay at the same property.
Certain blackout dates will apply.

If you have purchased insurance, and if the insurance company denies your claim, we will hold your balance on account for a future stay at the same property.

Other expenses including, but not limited to, airfares, food, beverage, chartered services, or accommodations taken elsewhere in relation to the weather event are not included or covered by this refund policy.

In the event of a weather related natural disaster, we are not responsible for damage to, or loss of, personal property or automobiles.

CONSTRUCTION NOISE:

Due to the amount of new villa construction on St. John, it is a possibility that construction may occur near your villa rental. Any construction and the possibility of new construction is outside the control of Suite St. John.


SUBSTITUTION:

Suite St. John reserves the right to substitute comparable or better accommodations without liability, should the villa reserved be sold, out of order or be deemed substandard by us for any reason.


RATES AND PRINTING ERRORS:

Suite St. John is not responsible for printing errors and inadvertent omissions. All rates and villa details are subject to change without prior notice.


SMOKING:

All Condos and Villas are NON-SMOKING. Should this policy be violated to the extent that it necessitates drycleaning of draperies, uphostery, bed spreads etc, the charge for such will be billed to your credit card plus an additional fee of $250
